• Be responsive to repair issues and readily available for any tenant questions/concerns;
• Offer renewal leases at the same rental rate for as long as possible, deferring increases to tenant turnover periods (i.e., between tenants);
• Provide clear cleaning checklists before move-out with a goal of 100% deposit refunds, complete fair inspections with opportunity for tenants to correct any missed items, and issue security deposit refunds and accountings within 30 days maximum; and
• Be a ready, positive reference for good tenants, to support their future rental and mortgage opportunities.
